AZ Central – 3 cool things about your Scottsdale neighborhood – DC Ranch

This master-planned north Scottsdale development rises up out of the Arizona land and around untouched plant life, enhancing the surrounding upper Sonoran Desert.

Since it opened in 2006, the Playhouse has produced 18 productions, including a number of musicals. Kurtz said the vision of The Homestead Playhouse is to create masterpieces together where individuals emerge through the magic of performing arts. The Playhouse is located in the Homestead Community Center, which serves as a gathering place for private resident events, as well as weddings, meetings, conferences and summer camps. Speaking of gathering places, if Market Street is where local residents randomly run into each other, the Homestead Community Center is where they get to know each other better. The 7,000-square-foot community center on 4 acres is open to residents of DC Ranch.

Hiking. DC Ranch’s backyard is the McDowell Sonoran Preserve. For residents on the southern end of the development, the preserve is a short walk to the Horseshoe and Desert Park trails, which offer full access to the park. For everybody else, the Gateway Access Area to the the 30,200-acre McDowell Sonoran Preseve is a short drive. The preserve’s roughly 5-mile Gateway Loop Trail, is one of the most popular hikes in the Valley. The trail head opened in 2009, with parking, restrooms and a wheelchair-accessible nature trail. The loop offers stunning views of the northeast Valley and the McDowell Mountains, as well as cacti forests and diverse wildlife.

Phx Biz Journal – Shea Scottsdale retail center sold to Turf Paradise owner for $44.5 million

Turf Paradise owner Jerry Simms has forked over $44.5 million for a large Safeway- and CVS-anchored retail center in the heart of Scottsdale, according to a statement today from the Phoenix office of Cassidy Turley.

The Shea Scottsdale retail center is situated at the northeast corner of Shea Boulevard and Scottsdale Road, one of the busiest intersections in the area. The transaction included all freestanding structures, including Wells Fargo and MidFirst Bank branches, Jason’s Deli, Arby’s and McDonald’s, which is located on the same slab that once housed Devil’s Martini.

It was only 5 percent vacant at the time of sale, while similar neighborhood retail centers in Scottsdale posted an average vacancy rate of 12.4 percent during the fourth quarter, according to Cassidy Turley research.

The sale, which closed escrow Wednesday, was the result of an unsolicited offer by Simms, said Michael Hackett, an executive managing director of Cassidy Turley who helped represent the seller.

“He approached us with a 1031 Exchange from the sale of property he had in Beverly Hills,” Hackett told me.

Los Angeles-based Karlin Real Estate, the seller, purchased the property in October 2011 along with the neighboring retail center to the east, dubbed Shea Scottsdale East, which is anchored by the Harkins Shea 14 movie theater and includes Pita Jungle and the infamous Amy’s Baking Co. Karlin paid $50.32 million total for the two properties, which were a combined 277,253 square feet.

Simms actually wanted to buy both retail centers, but the numbers penciled out better to only buy one, at least for now, Hackett said. So Karlin is still the owner of Shea Scottsdale East, which Simms may buy sometime down the road.

AZ Central – Scottsdale estate is the priciest home on the market.

An almost 30,000-square-foot estate on 17 acres in north Scottsdale’s luxury community Silverleaf went on the market last week. The asking price: a cool $32 million.

That makes the property, complete with guard-gate house, pool house and guesthouse, the priciest home on the market in Arizona.

The Tuscan-Mediterranean-style mansion, built a few years ago, also comes with 14 fireplaces and 17 waterfalls and other aqua features.

For the sporting buyers, it has an indoor sports court and two indoor shooting ranges – one for guns and another for bow and arrows. The estate also has two large, swimming pools, and an arcade in the pool cabana.

The property is owned by Seth Koppes, co-founder of St. Louis-based Bancorp Services, according to Realtor.com.

Lisa Wadey of Russ Lyon Sotheby’s International Realty has the listing for the estate and doesn’t think the price tag is steep.

“It’s well worth $32 million,” she said. “This is 17 acres in the high desert with views of the city, privacy and the serenity of living in Silverleaf.”

Silverleaf is a gated community in developer DMB’s DC Ranch community.

Metro Phoenix’s luxury home sector is rebounding and actually doing better than the more affordable end of the housing market.

Arizona State University W.P. Carey School real estate analyst Mike Orr said sellers of single-family homes worth $500,000 or more are in luck now.

“With the stock market doing well and jumbo loans readily available, that segment of sales grew 14 percent from November 2012 to this past November,” he said.

Overall home sales were down almost 30 percent in November, according to ASU’s business school.

Some other features of the 30,000-square-foot estate:

-The main house has 22,000 square feet, five bedrooms, an office, movie theater, wine tasting room with humidor and an eight-car garage.

– The guardhouse includes a bedroom, bathroom and kitchenette.

-The guesthouse comes with two bedrooms with in-suite bathrooms and walk-in closets.

-Accordion doors open up from the main living room to overlook one of the swimming pools with a complete view of downtown Phoenix.

-The kitchen has two butler pantries and copper inlays on the floor.

“Many people who bought smaller second and third homes in the Phoenix area are finding they want to spend more time here in larger houses,” said Wadey.

AZ Central – Scottsdale ranks 6th in best run US cities

Scottsdale came in sixth place in an annual ranking of the best-run cities in America, moving up four notches from last year.

For the third year in a row, Scottsdale landed on the list of the top-10 “best-run” cities by 24/7 Wall St., a financial news and opinion operation.

The top-ranked city was Irvine, Calif.

San Bernardino, Calif., less than an hour’s drive from Irvine, was the worst ranked.

No other Arizona cities made the list.

The news agency said it reviewed the 100 largest U.S. cities by population, considering factors such as the local economy, crime, job market and welfare of the population.

Scottsdale was noted for its low violent-crime rate, which was fourth lowest out of the 100 largest cities in the country, according to 24/7 Wall St.

Scottsdale “has some of the wealthiest residents of any large U.S. city,” the report said. A typical household in the area, for example, brought in around $72,000 last year, about $20,000 more than the median income nationally, the news operation said.

In Scottsdale, more than 95 percent of adult residents have a high-school diploma, which is 10 percentage points above the national rate, the report at 247wallst.com said.

The city also carries a perfect AAA credit rating from Moody’s Investor Service, a credit-rating company. According to 24/7 Wall St., “the agency lists the city’s wealth and strong fiscal management as reasons for its perfect rating.”

The city has its flaws. Scottsdale was not immune to the housing crisis, and home prices from 2008 to 2012 fell by almost 25 percent compared to 12.9 percent nationally, 24/7 Wall St. said.

Still, “Scottsdale’s foreclosure rate was considerably better than those of Phoenix, Tucson and many other major cities in the Southwest,” it said.

In 2013, the news agency placed Scottsdale in 10th place, two notches below its 2012 ranking of eighth place.
